Rental Conditions Cadix 35

Advance Payment

An advance payment of 500 EUR will be requested at the time of reservation. The advance had to be paid in full at least 5 calendar days after the reservation. Only after receipt of the deposit, the reservation is final.

In case of a reservation less than 5 days before check- in, please provide proof of payment or pay at check-in. (Payment terminal available)

Deposit

The tenant has to pay a standard deposit of 500 EUR when renting a 2-person accommodation and 1000 EUR when renting a 4-person accommodation.

This amount will be refunded (by bank transfer) within 3 working days after your departure.

The deposit will be withdrawn if the tenant, co-tenants or visitors have caused damage to the apartment, furniture, inventory or keys.

Payment

You can pay by bank transfer to IBAN: BE60 7360 2196 1470 BIC / SWIFT: KREDBEBB. The balance of the total rent and the deposit must be paid before the check-in. (for long term rentals, payments monthly in advance)

Annulments

If the tenant wishes to cancel the reservation or change the booking data, the tenant must send a cancellation request or change request by e-mail to info@cadix35.com.

If a cancellation is requested before the 21st day before the start of the rental agreement, the deposit will be refunded in full. Deposits after that day will not be refunded in case of cancellation.

Check-In / check-Out

Unless agreed otherwise, apartments are ready for use from 16h00 by appointment. Check-out is scheduled no later than 10h00 and by appointment. Please communicate your departure time in advance.

Number of Guests

The number of residents stated on the booking confirmation may not be exceeded due to safety and insurance regulations. The tenant has to confirm the number of residents in advance. Identity details of all residents should be provided at the time of booking.

Included in rental price

- Heating, water and electricity

- Cleaning services twice a week

- Weekly change of sheets and towels

- Use of iron and ironing board , dishwasher , coffee maker, toaster, microwave / oven, induction cooker and mixer

- A Cadix 35 Starters kit

- A Covered bicycle storage (connection for e-bikes)

- Fire insurance of the apartment

- The usage of a safe (1 per apartment)

- Washing machine and dryer (semi-industrial machines coin system, located on ground floor)

- One Key Badge per guest

- Wifi (100GB/month)

City tax

On January 1, 2014 , a new city tax regulation came into force in Antwerp . There should be a fixed amount of 2.39 euros (incl. VAT) to be paid per person per night. This amount will be reflected on your invoice.

Cleaning Services

The apartments are cleaned 2 times a week during the rental period. The days that our cleaning service comes along and at the end-of-stay cleaning: the sink, the kitchen counter and the dining table need to be empty. This is to ensure an optimal cleaning.

When desired, residents can request an additional cleaning moment. A surcharge of 75 EUR will apply for a two - person apartment and 100 EUR for a four - person apartment.

Sheets and towels

Sheets and towels are included. Each visitor receives a set of two larger bath towel and two smaller towels and bedlinen on the bed. These will be changed on a weekly basis.

When desired, residents can request an extra set. In this case, a surcharge will be applied. The surcharge is set at 15 EUR for a set of bed linen and 10 EUR for a towel set.

Waste

Since we aim at providing environmentally friendly services, we also ask our guests to sort their waste according to the standards of the City of Antwerp.

The following 3 waste management categories apply:

General waste (grey container)

Paper & Cardboard (blue container)

Glass (small grey container)

These separate containers are provided in the courtyard.

Key badge

In order to access the building and the apartments, Cadix 35 uses Key Badges. These are included in the rental price. The replacement of a lost badge will nevertheless be charged, at 25 EUR. All Key Badges have to be handed back at check-out.

Pets

Animals are not allowed on the premises.

Smoking Policy

To prevent unnecessary fire alarms caused by the automatic smoke detectors, smoking is prohibited in the entire building. Smoking is only allowed on your terrace, which features a fixed ashtray. It is prohibited to litter the street or garden with cigarette butts (or other waste). Use of candles, incense and Barbeques are prohibited. Not respecting this smoking policy forces us to withdraw an amount of € 150 from the deposit.

Further agreements

The tenant is responsible for the property during his stay, including all utensils, furnishings, furniture, equipment and apparatus and is bound to leave everything in a tidy state at the end of his or her stay. The tenant will not move furniture. The tenant is liable for any breakages or damage caused to the apartment.

Please report any damage to the property or equipment as soon as possible. In any case of damage, please inform the administrator immediately, wherefore we can resolve this soon.

Cadix 35 retains the right to refuse or deny access to the apartments if the use does not correspond to the function of our properties or if we consider that the rental conditions are violated.

At the time of check-out, the apartment has to be left in an orderly state. This means that the dishes are done and the garbage / empty bottles were brought to the containers at the courtyard. Cadix 35 will take care of the final cleaning.

If the apartment is not left behind in an orderly condition, an additional cleaning fee will be charged. The fee is € 75,- for the cleaning of a two - person apartment and € 100 for a four - person apartment.

An inventory is available in each apartment.

The apartment may not be sublet.
